At Possum Roofing Solutions, we are committed to delivering work that meets the highest professional standards of quality, safety, and durability. We stand behind everything we build.
Your protection is supported by three layers of warranty: our own Workmanship Warranty, the statutory warranties implied by Queensland law, and applicable Manufacturer Product Warranties. Each operates within its own scope, and together they provide comprehensive coverage across the life of your roof.
Nothing in this document limits, modifies, or excludes any right or remedy available to you under the Australian Consumer Law or any applicable Queensland building legislation. Where our warranties provide greater coverage than your minimum legal entitlements, those greater terms apply.
PART 1 — WORKMANSHIP WARRANTY
Possum Roofing Solutions provides a 10-Year Workmanship Warranty on all roofing installation services, commencing from the date of practical completion of the relevant works.
This warranty is provided in addition to, and does not limit or replace, your statutory entitlements under Queensland building legislation or the Australian Consumer Law.
1.1 What We Warrant
We warrant that all roofing works carried out by Possum Roofing Solutions are completed:
- In an appropriate and skilful manner, with reasonable care and skill;
- In accordance with the National Construction Code and all applicable Australian Standards;
- In accordance with applicable manufacturer installation specifications;
- In a manner that is fit for the purpose for which such work is ordinarily required; and
- Using materials that are good and suitable for their intended purpose, and new unless otherwise agreed in writing.
1.2 Warranty Coverage
Subject to the notification requirements, exclusions, and procedures set out in this document, this workmanship warranty covers:
- Defects arising directly from faulty installation workmanship performed by Possum Roofing Solutions or its employees or subcontractors;
- Incorrect or faulty flashing installation attributable to our workmanship;
- Roof leaks directly caused by installation errors; and
- Rectification of workmanship-related defects identified and notified to us within the warranty period in accordance with the procedure in clause 1.4 below.
1.3 Warranty Period & Commencement
The workmanship warranty period is ten (10) years, commencing from the date of practical completion of the relevant works as confirmed in writing by Possum Roofing Solutions.
Where a certificate of practical completion or written confirmation of completion is not issued, the warranty period will be deemed to commence on the date the final invoice is issued for the relevant works.
1.4 How to Make a Workmanship Warranty Claim
To make a claim under this workmanship warranty, the owner must comply with the following notification and procedure requirements. Failure to follow this procedure may affect the owner’s ability to rely upon this warranty.
Step 1 – Prompt Written Notification
Upon becoming aware of a defect or issue that may give rise to a warranty claim, the owner must notify Possum Roofing Solutions in writing as soon as reasonably practicable, and in any event within a reasonable time of first becoming aware of the alleged defect.
Important: We ask that you notify us promptly upon becoming aware of any alleged defect. Where it can be established that an owner was aware of an alleged defect for an extended period prior to notification — for example, where a defect was first observed in year 7 but not notified until year 9 — Possum Roofing Solutions reserves the right to take the delay in notification into account when assessing the claim, including any impact the delay may have had on the extent of the defect or the cost of rectification.
— Prompt notification protects both parties and allows defects to be assessed and addressed before they escalate.
Step 2 – Information Required
Your written notification should include, to the extent reasonably practicable:
- The address of the property and the date the works were completed;
- A description of the alleged defect and the area(s) of the roof affected;
- The date on which you first became aware of the defect or issue;
- Photographs or other supporting documentation; and
- Your preferred contact details.
Step 3 – Inspection
Upon receipt of a written warranty claim, Possum Roofing Solutions will contact the owner within a reasonable time to arrange an inspection of the works at a mutually convenient time. We will attend the property, assess the alleged defect, and determine whether the defect falls within the scope of this warranty.
The owner agrees to provide reasonable access to the property and the affected area(s) to enable us to carry out the inspection.
Step 4 – Outcome
Following the inspection, Possum Roofing Solutions will provide the owner with a written response confirming:
- Whether the defect falls within the scope of the workmanship warranty;
- The proposed rectification works (if applicable); and
- An anticipated timeframe for completion of rectification.
Where a defect is confirmed to fall within the scope of this warranty, Possum Roofing Solutions will, at its election, repair, rectify, or (where repair is not practicable) replace the defective works at no cost to the owner. This is our principal obligation under this warranty.
1.5 Warranty Exclusions
To the extent permitted by law, this workmanship warranty does not apply to defects, damage, or issues arising from or attributable to:
- Manufacturing defects in supplied materials (which are addressed separately under applicable manufacturer product warranties);
- Storm events, extreme weather, hail, cyclonic conditions, falling debris, flooding, or any other natural disaster or act of God;
- Damage caused by third parties, including but not limited to subsequent trades, other contractors, or any person not engaged by Possum Roofing Solutions;
- Unauthorised repairs, modifications, or alterations to the works carried out by the owner or any third party without our prior written consent;
- Failure by the owner to undertake reasonable maintenance as recommended by Possum Roofing Solutions or in accordance with the relevant manufacturer’s guidelines;
- Normal wear and tear consistent with the age and nature of the materials;
- Structural movement, settlement, or defects in the substrate or underlying structure that are outside our contracted scope of works; or
- Any works that form part of a scope not contracted to, or carried out by, Possum Roofing Solutions.
Note on subsequent works: Where it can be established that works have been carried out on or to the roof by the owner or a third-party contractor after completion of our works, and those subsequent works have caused or contributed to the alleged defect, the warranty will not apply to the extent of that contribution. We encourage owners to contact us before engaging any third party to carry out works on a roof installed by Possum Roofing Solutions.
PART 2 — STATUTORY WARRANTIES (QUEENSLAND)
Eligible residential building work carried out by Possum Roofing Solutions is subject to statutory warranties under the Queensland Building and Construction Commission Act 1991 (Qld) (‘QBCC Act’). These statutory warranties are implied by law, form part of all regulated residential building contracts, and cannot be excluded, restricted, or modified.
2.1 Statutory Warranty Obligations
Under the QBCC Act, Possum Roofing Solutions warrants that all regulated residential building work will:
- Be carried out in an appropriate and skilful way;
- Be performed with reasonable care and skill;
- Comply with all relevant laws and legal requirements;
- Be carried out in accordance with approved plans and specifications where applicable; and
- Involve materials that are good and suitable for their intended purpose and, unless otherwise agreed, new.
2.2 Statutory Warranty Periods (Queensland)

The periods set out in the table above are prescribed by applicable legislation and represent your minimum entitlements at law. They operate independently of, and in addition to, the contractual workmanship warranty described in Part 1 of this document.
Important — understanding the difference between the statutory warranty periods and the rectification/defect period. The periods set out in the table above are statutory warranty periods under the QBCC Act, governing work that has been completed but is subsequently found to be defective (for example, a roof that was installed correctly but later develops a leak due to a product or workmanship failure). These are separate from, and should not be confused with, the rectification and defect liability period set out in the Terms and Conditions.
The Terms and Conditions specify a 7-month period for non-structural rectifications and defects. This period applies to situations where the work has not been fully completed or there is an outstanding item to be addressed — for example, where our crew missed a section of fascia paint, or a minor item was overlooked. The 12-month non-structural statutory warranty period in the table above applies to completed work that subsequently fails due to a defect in workmanship or materials — for example, where fascia paint was applied but is now peeling. These are two legally distinct scenarios, and it is important that you direct any concerns to us promptly regardless of which period applies.
A note on your legal rights: As a building owner, you are entitled to contact the QBCC to request an inspection and, where warranted, a direction to rectify. Any such complaint to the QBCC must ordinarily be made within 12 months of you becoming aware of the alleged defect. We strongly encourage all owners to engage Possum Roofing Solutions directly in the first instance so that any legitimate concerns can be assessed and resolved promptly, efficiently, and without the cost and delay of a formal regulatory process.

PART 3 — MANUFACTURER PRODUCT WARRANTIES
3.1 PRS’ Responsibility for Supplied Materials
Where Possum Roofing Solutions agrees to supply and install materials as part of the contracted works, we assume contractual responsibility to the owner for the suitability, quality, and performance of those materials as part of the overall works.
This means that any claim by an owner in respect of defective or failed materials will ordinarily be directed to Possum Roofing Solutions as the contracting party responsible for both supply and installation. We may then pursue any available recourse against the relevant manufacturer or supplier separately. That process is a matter between Possum Roofing Solutions and its suppliers and does not affect the owner’s rights against us.
Important — Understanding manufacturer warranty periods: The existence of a manufacturer’s long-term product warranty (for example, a 30-year material warranty on a COLORBOND® product) does not automatically extend Possum Roofing Solutions’ contractual liability to the owner for the full duration of that manufacturer warranty. PRS’ liability to the owner is determined by the terms of the relevant contract, the workmanship warranty in Part 1, and the applicable statutory warranty periods in Part 2.
— However, within any period in which the owner is entitled to make a claim against PRS — whether under contract, statute, or at law — the owner may pursue PRS directly in respect of a material failure, and PRS will not be able to rely solely on the existence or otherwise of a manufacturer warranty as a defence to that claim.
— We carefully review the terms of all manufacturer warranties applicable to the products we install and ensure they are consistent with our obligations to the owner.
3.2 Scope of Manufacturer Warranties
Manufacturer warranties apply to product performance and material integrity only, and generally do not cover installation workmanship unless expressly stated by the relevant manufacturer. Where a defect is attributable to both workmanship and product failure, both our workmanship warranty and the relevant manufacturer warranty may be engaged concurrently.
Products commonly subject to manufacturer warranties include:
- Roofing sheets and structural cladding systems
- COLORBOND® and ZINCALUME® steel products (BlueScope Steel)
- Insulation and roof blanket systems
- Flashings, cappings, and rainwater goods
- Fasteners, fixings, and roofing screws
- Sarking, roof membranes, and underlays
- Sealants and roofing adhesives
- Skylights, vents, and roof penetrations
- Gutter guard and leaf protection systems
- Roof ventilation products
3.3 Factors Affecting Manufacturer Warranties
Manufacturer warranty periods and coverage may be affected by a number of factors, including:
- Product type, specification, and intended application;
- Proximity to marine, industrial, or otherwise corrosive environments;
- Compliance with manufacturer installation specifications and guidelines;
- Compliance with recommended maintenance and cleaning schedules;
- The environment and conditions to which the product is exposed over time; and
- Manufacturer-specific terms, conditions, and exclusions.
3.4 Specific Manufacturer Warranty References
Stratco Products
Eligible Stratco roofing and structural products are covered by Stratco’s published manufacturer warranty, subject to Stratco’s applicable terms and conditions.
Lysaght / BlueScope Products
Eligible Lysaght products, including COLORBOND® and ZINCALUME® steel products, are supported by BlueScope Steel material warranties, subject to BlueScope’s applicable terms and conditions.
PART 4 — GENERAL PROVISIONS
4.1 Consumer Rights — Not Limited
Nothing contained in this document limits, modifies, excludes, or replaces any right or remedy available to you under:
- The Australian Consumer Law (Schedule 2, Competition and Consumer Act 2010 (Cth)); or
- Any applicable Queensland building legislation, including the QBCC Act.
All warranties and guarantees under this document apply concurrently with your statutory rights and within their respective scopes. Where there is any inconsistency between the terms of this document and your statutory rights, your statutory rights will prevail.
Relationship with the Terms and Conditions. This document is supplementary to the Terms and Conditions provided with your quote and forms part of the same contractual framework. The Terms and Conditions are the master contract document governing the relationship between you and Possum Roofing Solutions. Where any inconsistency arises between this Warranties & Guarantees document and the Terms and Conditions, the Terms and Conditions will prevail to the extent of the inconsistency. This document provides further detail on the warranty coverage applicable to your job and should be read together with the Terms and Conditions, not in place of them.

4.2 Rectifications and Defects vs Warranty Claims — Understanding the Difference
Two distinct types of claim may arise after completion of roofing works: a rectification or defect claim, and a workmanship warranty claim. These are governed by different provisions, different timeframes, and different processes. It is important that you understand the difference so that you direct your concern to the right process promptly.
Rectification or defect claim — work not completed
A rectification or defect claim arises where the work has not been fully completed — that is, something that should have been done as part of the contracted scope was missed or not carried out. The issue is not that the work was done incorrectly and subsequently failed; rather, it simply was not done at all or was left incomplete.
Real-world example: Our crew painted the fascia boards but missed a small section on the north-facing elevation. The paint was not applied to that section at all. This is a rectification defect — the work was incomplete, not incorrectly completed.
Rectification and defect claims are governed by the Terms and Conditions and must be notified to Possum Roofing Solutions in writing within the QBCC’s allotted timeframe — 7 months from completion for non-structural matters, and 6 years and 6 months for structural matters. Upon receipt of a valid notification, we must rectify all raised issues within 35 business days. Please refer to clause 11 of the Terms and Conditions for full details.
Workmanship warranty claim — completed work subsequently failing
A workmanship warranty claim arises where the work was completed, but it was completed in a manner that was faulty or incorrect, and that fault has resulted in a failure, damage, or deterioration over time. The issue is not that the work was left undone; it is that the work was done, but not done correctly, and that failure has subsequently manifested.
Real-world example: Our crew painted the fascia boards, and the work appeared complete and satisfactory at the time. However, at 11 months after completion, the paint is visibly peeling from the surface. The work was done, but the preparation or application was faulty and the result is now failing. This is a workmanship warranty claim, covered by the 10-Year Workmanship Warranty in Part 1 of this document.
Workmanship warranty claims are governed by the procedure in clause 1.4 of this document. The workmanship warranty period is 10 years from practical completion. You should also be aware of your additional rights under the statutory warranties in Part 2, which operate concurrently.
Summary
